Christmas opening hours

Our offices will close at midday on Friday 19th December and will reopen at 9am on Monday 5th January.  

Our offices will be closed on:

  • Wednesday 24th December
  • Thursday 25th December (Christmas Day)
  • Friday 26th December
  • Wednesday 31st December
  • Thursday 1st January 2026

On Monday 22nd, Tuesday 23rd, Monday 29th, Tuesday  30th December and Friday 2nd January there will be a limited number of staff answering incoming calls and emails. Emergency contractors will provide a service throughout the holidays – emergency contacts are here.  As contractor rates may be higher than normal during this time, please only contact them in the event of a genuine emergency.

Tenant fees and services

We have set out below what additional fees will be charged and how they are calculated. These fees will be paid in addition to any Rent and Deposit that is due under a Tenancy Agreement.

Holding Deposit (per tenancy)

One week’s rent. This is to reserve a property. The deposit will be withheld if any relevant person (including any guarantor(s)) withdraws from the tenancy, fails a Right- to-Rent check, provide materially significant false or misleading information, or fails to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Security Deposit (per tenancy)              Rent under £50,000 per year

Five weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy.

Security Deposit (per tenancy)             Rent of £50,000 or over per year

Six weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy.

Unpaid Rent

Interest at 3% above the Bank of England Base Rate is charged from the Rent Due Date until all due rent is paid. The fee will be used to pursue payment of rent due. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Early Termination of tenancy         (Tenant’s Request)

Should a tenant wish to leave their contract early they will be liable for all rent due under the tenancy until the start date of a replacement tenancy.

These costs will be no more than the maximum amount of rent outstanding on the tenancy. AR Lettings levy a charge of £300 for related administration costs and setting up a new tenancy agreement.

If tenants lose keys or other security devices

Tenants will be charged the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual cost of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).
