Renting a property involves completing a checklist of important actions, before a tenancy can be finalised.
At AR Lettings we can manage these for Landlords so that they can relax knowing that everything is being taken care of and the tenant can move into a safe and comfortable home.
We advise all our landlords to instruct an independent inventory so that an accurate assessment of damages, if any, can be made and charges levied from the Tenancy Deposit.
We work with Smartlets to provide this service at a cost of £150.00 (+VAT). Smartlets are regulated by AIIC.
If gas is supplied in the property landlords are required by law to provide an Annual Gas Safety Certificate.
Our fees, which include liaising with contractors, are £135.00 (+ VAT) for the inspection of the boiler and cooker hobs (if applicable).
It is the landlord’s responsibility to ensure that the property is habitable and complies with Health and Safety requirements. In the event of a fire caused by an electricity fault in the property, the landlord may be found liable.
The fees for carrying out an inspection is £260.00 (+ VAT). There would be additional costs if the inspection fails.
Landlords are required to provide an Electrical Safety Certificate for each property every five years.
Landlords are required by law to provide inspection of energy ratings prior to a property offered to let on the open market £130.00 (+ VAT).
It is a legal requirement that all rented properties have working smoke alarms on every level of the property. It is also best practice to ensure that Carbon Monoxide Detectors are supplied if the property has Gas.
Installation Fees are £90.00 (incl VAT) per unit.

If you require any additional inspections, they are charged at £125.00 (+ VAT) per inspection.
It is a legal requirement that all deposits are registered with a tenancy deposit scheme.
We charge a fee of £80.00 (+ VAT) annually to register a deposit for fully managed properties.
Following the Renters’ Reform Bill, the negotiation stage of any rent increase is expected to become increasingly important.
A fee of £275.00 (+VAT) is charged for this work.
If the client wishes to change from our Fully Managed Service to the Tenant Find Only option.
We change one week’s rent (plus VAT).
